ムーディーズ・インベスターズ・サービスは、日本ビルファンド投資法人の発行体格付け及び無担保長期債格付けをA2からA1へ引き上げた。A1の格付けは、J-REITではジャパンリアルエステイト投資法人、日本ロジスティクスファンド投資法人と並んで最高ランクに位置する。ムーディーズによれば、6,000億円を超える資産規模、J-REITにおける主導的地位の確立、スポンサーの三井不動産との協働体制、保守的な財務基盤等から今後も収益力の強化及び安定が期待できるとの見方を反映した。
