日本ホテル＆レジデンシャル投資法人が、第18期（2025年5月期）決算を発表した。 第18期は、投資口の追加発行を行い、「アパホテル浅草橋駅前」等、ホテル2物件、住宅6物件を取得した。支払利息や融資関連費用が増加したが、新規物件の賃貸収入や既存物件の変動賃料が寄与し、前期比45％増益。投資口数が32％増加するも、1口当たり分配金（利益超過分配金含む）は2,013円と前期比9.6％増となった。 期末のポートフォリオは23物件、資産規模（取得額合計）は490億円、有利子負債比率は43.4％。 第19期（2025年11月期）は、「アパホテル岐阜羽島駅前」を取得、「大江戸温泉物語君津の森」と「大江戸温泉物語幸雲閣」を売却する。物件売却益149百万円が寄与し、前期比17％増益を見込み、1口当たり分配金（利益超過分配金含む）は2,356円となる見通し。 第20期（2026年5月期）は、前期に取得した物件が通期寄与するが、物件売却益がなくなることにより、前期予想比16％減益を見込み、1口当たり分配金（利益超過分配金含む）は1,968円となる見通し。 中期目標である資産規模1,000億円へ向けて、ホテルと住宅のバランスを考慮しながら年間200億円を目処に物件取得を行う方針。
