日本ホテル＆レジデンシャル投資法人が、第17期（2024年11月期）決算を発表した。 第17期における物件取得はなし。担保権解除に伴う融資関連費用の減少により前期比16.8％増益、1口当たり分配金（利益超過分配金含む）は1,837円となった。 期末のポートフォリオは15物件、資産規模（取得額合計）は359億円、有利子負債比率は35.6％。 第18期（2025年5月期）は、投資口の追加発行を行い、「アパホテル浅草橋駅前」等8物件を取得。新規物件や変動賃料の増加により前期比39.2％増益を見込む。投資口数が32％増加するも、1口当たり分配金（利益超過分配金含む）は1,932円と前期比5.2％増となる見通し。 第19期（2025年11月期）は、変動賃料の増加、投資口発行費用の減少等により、前期予想比3.6％増益を見込む。1口当たり分配金（利益超過分配金含む）は2,000口となる見通し。 引き続き中期目標である資産規模1,000億円を目指す。
