大江戸温泉リート投資法人が、第15期（2023年11月期）決算を発表した。 第15期は、住宅への投資を開始し、「エルプレイス宮崎台」等4物件を取得した。ホテルの固定賃料の減額措置が終了、変動賃料の増加、新規住宅の収益が寄与したが、前期の物件売却益がなくなったため、前期比2.2％減益。1口当たり分配金（利益超過分配金含む）は1,464円と前期1.4％増となった。 期末のポートフォリオは15物件、資産規模（取得額合計）は359億円、有利子負債比率は36.4％。 第16期（2024年5月期）は、スポンサーがアパホールディングスへ交代した。ホテルの変動賃料の増加、住宅の通期稼働により、前期比1.8％増益を見込み、1口当たり分配金（利益超過分配金含む）は1,490円となる見通し。 第17期（2024年11月期）は、金融コストの大幅減少により、前期予想比12.2％増益を見込み、1口当たり分配金（利益超過分配金含む）は1,672円となる見通し。 新スポンサーの元、中期的な目標として、無担保化、金融コストの削減、格付け取得、アパグループからの物件取得、既存のホテルのバリューアップ工事による変動賃料増加を目指す意向。 またスポンサー交代に伴い、投資法人の名称を「日本ホテル＆レジデンシャル投資法人」へ変更する予定。
