大江戸温泉リート投資法人（OOR）が、住宅4物件を取得する。OORによる住宅の取得は初めて。 上場来ホテル特化型であったが、新スポンサーであるローン・スター・グループの元で2月に規約変更を行い、アコモデーション施設（賃貸住宅、学生マンション、社員寮、サービスアパートメント、シェアハウス、高齢者施設等）を投資対象に追加した。 取得する物件は、神奈川県川崎市にある「エルプレイス宮崎台」等、住宅4物件、取得額は計48.98億円。これによりポートフォリオ全体の規模は15.8％増の360億円、ホテルの投資比率は86％、住宅の投資比率は14％となり、有利子負債比率は36.5％となる。 これらに伴い業績予想を修正。 第15期（2023年11月期）は、7月に公表した業績予想に対し2.5％増益を見込み、1口当たり分配金（利益超過分配金含む）は1,431円となる見通し。 第16期（2024年5月期）は、前回予想比13.8％増益を見込み、1口当たり分配金（利益超過分配金含む）は1,502円となる見通し。 併せて2年後となる2025年11月期の分配金の試算値を公表。ホテルの変動賃料の増加、金融コストの削減を見込み、1口当たり巡航分配金を1,765円と試算する。
