大江戸温泉リート投資法人（OOR）が、第12期（2022年5月期）決算を発表した。 第12期は、「大江戸温泉物語長崎ホテル清風」を売却した。また2月に実質的なスポンサーがベインキャピタルグループからローン・スターグループに交代した。第12期全体の客室稼働率は59.0％と前期より+8.3ポイント上昇、Revper（客室当たり売上）は17,830円と前期より+3,974円上昇した。第12期における変動賃料は2021年3月～2022年2月の年間業績が基準となるため、引き続き変動賃料は発生せず、固定賃料のみとなった。長崎ホテル清風の売却益が発生する一方、賃貸収入の減少により、前期比9.9％減益となり、1口当たり分配金（利益超過分配金含む）は1,521円となった。 期末のポートフォリオは13物件、資産規模（取得額合計）は344億円、有利子負債比率は34.2％。 第13期（2022年11月期）は、レオマリゾートの土地一部を売却。引き続き変動賃料を見込まない前提。長崎ホテル清風の賃貸収入及び売却益がなくなることにより、前期比6.8％減益を見込み、1口当たり分配金（利益超過分配金含む）は1,420円となる見通し。 なお、OORの課題や成長戦略について新スポンサーのローン・スターグループと協議を進めているため、第14期（2023年5月期）業績予想は未定。
