大江戸温泉リート投資法人が、長崎県に保有する「大江戸温泉物語 長崎ホテル清風」を売却する。売却額は16.4億円。 2022年2月に大規模なリファイナンスを控え、手元資金の拡充を目的に、ポートフォリオの中で比較的小規模な物件を売却する。売却先は非開示。 売却代金のうち6億円は借入金の返済に充当し、有利子負債比率を引き下げる。残額は、手元資金、物件取得、バリューアップ工事等に充当する予定。 これに伴い第12期（2022年5月期）業績予想を修正。本物件売却に伴う賃貸収入の減少や、融資関連費用の増加により、7月に公表した業績予想に対し12％減益を見込む。1口当たり分配金（利益超過分配金含む）は1,585円となる見通し。
