大江戸温泉リート投資法人が、第4期（2018年5月期）決算を発表した。 第4期は、投資口の追加発行を行い「鬼怒川観光ホテル」等ホテル5物件を取得。これにより前期比35.7％増益。投資口数が33.6％増加するも、1口当たり分配金（利益超過分配金含む）は2,435円と、前期を1.8％上回った。 期末のポートフォリオは14物件、資産規模（取得額合計）は367億円、有利子負債比率は42.2％。 第5期（2018年11月期）は、固都税や減価償却費の増加により営業利益ベースでは前期比3.2％減益を見込むが、投資口発行費用の減少が寄与し、当期純利益は前期と同水準を見込み、1口当たり分配金（利益超過分配金含む）は2,435円となる見通し。 第6期（2019年5月期）は、固都税の評価替えに伴う増加により、前期予想比1.1％減益を見込み、1口当たり分配金（利益超過分配金含む）は2,410円となる見通し。 今後はスポンサーのパイプラインに加え、外部からの物件取得も検討し、引き続き資産規模700億円～1,000億円を目指す。
