大江戸温泉リート投資法人が、第3期（平成29年11月期）決算を発表した。 第3期における物件取得はなし。上場時に取得した物件の固都税が通期計上となり、前期比5.6％減益、1口当たり分配金（利益超過分配金含む）は2,392円となった。 期末のポートフォリオは9物件、資産規模（取得額合計）は268億円、有利子負債比率は39.8％。賃料収入に占める変動賃料の割合は8.5％。 第4期（平成30年5月期）は、期初に投資口の追加発行を行い「鬼怒川観光ホテル」等5物件を取得。これにより前期比32％増益となるが、投資口数33.6％増加により、1口当たり分配金は2,370円（利益超過分配金含む）と前期を0.9％下回る見通し。 第5期（平成30年11月期）は、固都税が増加する一方、前期の投資口発行費用がなくなるため、前期予想比1.4％増益を見込み、1口当たり分配金（利益超過分配金含む）は2,407円となる見通し。 引き続きスポンサーのパイプラインを活用し、資産規模の目標である2年後700億円、4年後1,000億円を目指す。
