大江戸温泉リート投資法人が、投資口の追加発行を行う。2016年8月上場後初の増資となる。 発行口数は56,330口、オーバーアロットメントによる売出口数は2,817口。これにより発行後の投資口数は33.6％増の235,347口となる予定。調達額は49億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「鬼怒川観光ホテル」等スポンサーである大江戸温泉物語が運営するホテル5物件、取得額は計98億円。取得後のポートフォリオ全体の規模は36.7％増の367億円となる。 これらに伴い第4期（平成30年5月期）業績予想を修正。5物件の賃貸収益が寄与し、7月に公表した業績予想に対し35％増益を見込む。資産除去債務相当額を利益超過分配とし、1口当たり分配金（利益超過分配金含む）は2,360円と従来予想を1.6％上回る見通し。 併せて第5期（平成30年11月期）業績予想を発表。固都税が増加する一方、前期の投資口発行費用がなくなるため、前期予想比2％増益を見込み、1口当たり分配金（利益超過分配金含む）は2,407円となる見通し。
