大江戸温泉リート投資法人が、8月31日東証に上場する（証券コード3472）。スポンサーである大江戸温泉物語株式会社は、2003年に温泉テーマパークを開業、2007年より温泉宿泊施設の再生事業を行い、全国に29物件を運営する。2015年に米国の投資ファンド会社であるベインキャピタルグループが大江戸温泉ホールディングスの全株式を取得した。 本投資法人の主な投資対象は、スポンサーである大江戸温泉グループが運営する温泉施設。将来的には資産運用会社独自のパイプラインによって外部の施設も検討する予定。 上場時のポートフォリオは、スポンサーが運営する29物件のうち9物件。取得額は計268億円。平均鑑定NOI利回りは7.0％。旗艦物件は香川県丸亀市にある「大江戸温泉物語 レオマリゾート」、取得額は103.8億円と投資割合は38.7％を占める。9物件ともにスポンサーである大江戸温泉グループと20年間の定期賃貸借契約を締結し、固定賃料+GOP連動の変動賃料を採用する。 上場時に投資口174,200口の発行、オーバーアロットメントによる売出し8,710口を行い、第三者割当増資を含めて調達額は約183億円を見込む。IPOブックブルディングは8月16日～8月19日、発行価格決定は8月22日、主幹事会社は野村證券、SMBC日興證券。
