Oneリート投資法人が、第24期（2025年8月期）決算を発表した。 第24期は、「コンフォートイン名古屋栄駅前」を取得、「南品川JNビル」等4物件を売却した。また投資対象を拡大し、用途を限定せず、オフィス50％超を維持しながら、ホテル、住宅、商業施設等を組み入れる総合型REITとなった。物件売却益828百万円が寄与し、前期比16.3％増益。227百万円を内部留保とし、1口当たり分配金は8,329円と前期比15.4％増となった。 期末のポートフォリオは29物件、資産規模（取得額合計）は1,237億円、有利子負債比率は48.3％。 第25期（2026年2月期）は、「新川一丁目ビル」と「ONEST南大塚ビル」を売却。物件売却益163百万円が発生するが、前期より減少するため、前期比27％減益。投資口3分割により、1口当たり分配金は2,220円（分割前換算6,660円）となる見通し。 第26期（2026年8月期）は、前期の物件売却益がなくなるため、前期予想比13.8％減益を見込む。内部留保より165百万円を取崩し、1口当たり分配金は下限値である2,140円を維持する見通し。 物件売却代金を活用し、ホテルやオフィスを中心に物件取得を進める予定。
