Oneリート投資法人が、第21期（2024年2月期）決算を発表した。 第21期における物件取得はなし。フリーレントを反映した実質的な期中平均稼働率は96.1％と前期と同水準。水道光熱費収支が改善する一方、修繕費の増加により、前期比1.9％減益。1口当たり分配金は6,691円となった。 期末のポートフォリオは32物件、資産規模（取得額合計）は1,236億円、有利子負債比率は48.6％。 第22期（2024年8月期）は、フリーレントを反映した実質的な期中平均稼働率が96.5％と前期より0.4ポイント上昇する想定。これにより前期比0.4％増益を見込み、1口当たり分配金は6,720円となる見通し。 第23期（2025年2月期）は、一定面積のテナント退去を想定し、フリーレントを反映した実質的な期中平均稼働率が95.3％と前期予想より1.2ポイント低下する見込み。これによる減収やリファイナンスにおける支払利息の増加を保守的に織り込み、前期予想比4.6％減益、1口当たり分配金は6,410円となる見通し。 今後は買換特例による内部留保の活用を目的とした物件入替えを検討する。物件売却の好機と捉え、売却が先行することも想定する。
