Oneリート投資法人が、第17期（2022年2月期）決算を発表した。 第17期は、投資口の追加発行を行い「倉持ビルディング第一」等、オフィスビル6物件を取得した。期中平均稼働率は98.2％と前期より0.8ポイント低下した。新規物件が寄与し賃貸収益は増加したが、前期に物件売却益がなくなったため、前期比24.7％減益。投資口数11.9％増加により、1口当たり分配金は7,326円と前期比2.9％減となった。 期末のポートフォリオは31物件、資産規模（取得額合計）は1,199億円、有利子負債比率は47.2％。 第18期（2022年8月期）は、東京パークサイドビルの大口テナント退去等により、期中平均稼働率96.7％と前期より1.5ポイント低下を想定する。前期に取得した物件が通期寄与するが、固都税や水光熱費、資産運用報酬の増加により、前期比7.2％減益を見込む。2021年9月に公表した前回予想に対する下振れ85百万円を内部留保より取り崩すも、1口当たり分配金は7,120円と前期比2.8％減となる見通し。 第19期（2023年2月期）は、期中平均稼働率97.2％と0.5ポイント上昇を想定するが、フリーレントを保守的に見積もり、前期予想比2.9％減益を見込む。1口当たり分配金は6,600円となる見通し。
