Oneリート投資法人が、投資口の追加発行を行う。公募増資は3年ぶり。 発行口数は27,200口、オーバーアロットメントによる売出口数は1,360口。これにより発行後の投資口数は11.9％増の268,468口となる予定。 調達額は91億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「倉持ビルディング第一」等、オフィスビル6物件、取得額は計156.57億円。取得後のポートフォリオ全体の規模は15％増の1,199億円となる。 これらに伴い第17期（2022年2月期）業績予想を修正。上記6物件取得により、4月に公表した業績予想に対し12.2％増益を見込む。投資口数が増加するも、1口当たり分配金は7,190円と0.3％増となる見通し。 併せて第18期（2022年8月期）業績予想を発表した。上記6物件が通期寄与するが、固都税の増加等により、前期予想比1.0％減益を見込み、1口当たり分配金は7,120円となる見通し。 なお、増資及び物件取得後の有利子負債比率は46.7％と、第15期（2021年2月期）の46.0％より上昇する見込み。 引き続き物件入替えをしながら、中規模ビルを取得し、更なる資産規模拡大を目指す意向。
