Oneリート投資法人が、第12期（2019年8月期）決算を発表した。 第12期における物件取得はなし。固都税、修繕費、資産運用報酬が増加するが、前期に取得した物件の通期稼働、既存物件の賃料増額が寄与し、前期比1.0％増益、1口当たり分配金は7,062円となった。 期末のポートフォリオは26物件、資産規模（取得額合計）は1,022億円、有利子負債比率は46.3％。 併せて物件入替えを発表した。品川区のオフィスビルを10月に取得する一方、台東区のオフィスビルを10月に、神奈川県厚木市のオフィスビルを2020年3月にそれぞれ売却する。現在の不動産環境が良い時期に売却し、将来の収益低下リスクを回避するとともに、売却代金で新たに物件を取得し、ポートフォリオの質的向上を図る。入替え後の資産規模は1,022億円と変動なし。 これに伴い第13期（2020年2月期）は、CP10ビルの売却益139百万円が寄与し、前期比8.8％増益を見込み、1口当たり分配金は7,690円となる見通し。 第14期（2020年8月期）は、MY厚木ビルの売却益142百万円が発生する一方、売却した物件の減収、既存物件のテナント退去により、前期予想比0.7％減益を見込み、1口当たり分配金は7,640円となる見通し。 なお、物件売却益を除いた巡航水準の1口当たり分配金は7,070円となる見通し。
