Oneリート投資法人が、第9期（平成30年2月期）決算を発表した。 第9期は、物件入替えを実施。「大博多ビル」「大同生命大宮ビル」「山上ビル」を取得する一方、「Jタワー」を売却することにより、ポートフォリオの分散とともにNOI利回りの向上を図った。賃貸収益が減少するが、Jタワーの売却益729百万円が寄与し、前期比43.9％増益。物件売却益のうち100百万円を内部留保とし、1口当たり分配金は8,027円となった。 期末のポートフォリオは24物件、資産規模（取得額合計）は808億円、有利子負債比率は45.8％。 第10期（平成30年2月期）は、前期に取得した3物件が通期寄与するが、前期の売却益がなくなるため、前期比22.9％減益を見込み、1口当たり分配金は6,600円となる見通し。 第11期（平成30年8月期）は、修繕費等の減少により、前期予想比0.6％増益を見込み、1口当たり分配金は6,640円となる見通し。 当面の課題として、資産規模、築年数、投資エリア比率の3点を挙げる。早期に資産規模1,000億円を目指しながら、築年数の低下、東京経済圏の投資比率の上昇を図る意向。
