Oneリート投資法人が、オフィスビル3物件を取得する。物件は、福岡市にある大博多ビル、さいたま市にある大同生命大宮ビル、東京都豊島区にある山上ビル。3物件の取得額は計158.5億円。 既に売却済のJタワーを含め、これらの取得及び売却により、ポートフォリオ全体の規模は808億円となる。資産規模は9.5％縮小するが、資産分散及びテナント分散を図るとともに、NOI利回りが改善する。また借入金期限前弁済に伴い一時的に金融コストが上昇するが、有利子負債比率の低下、借入期間の長期化、金利の低下によって財務の安定性を図る。 これらに伴い、第9期（平成30年2月期）業績予想を修正。Jタワーの物件売却益724百万円、3物件取得が寄与し、4月に公表した業績予想に対し37.8％増益を見込む。物件売却益のうち100百万円を内部留保とし、1口当たり分配金は7,860円となる見通し。第10期（平成30年8月期）は、前期の物件売却益がなくなるため、前期予想比22.5％減益を見込み、1口当たり分配金は6,500円となる見通し。
