SIA不動産投資法人が、第5期（平成28年2月期）決算を発表した。第5期は、匿名組合出資を行い、グラスシティ元代々木の優先交渉権を取得。また運用会社の株主であるシンプレクス・インベストメント・アドバイザーズがみずほ信託銀行の傘下となったため、実質的なスポンサーがエートス・グループからみずほ信託銀行へ交代。水道光熱費の減少等により、前期比1.9％増益、1口当たり分配金は12,050円となった。期末のポートフォリオは19物件、資産規模（取得額合計）は743億円、有利子負債比率は51.6％。第6期（平成28年8月期）は、新スポンサーのパイプラインを活用し、大博多ビル及び名古屋伏見スクエアビルの優先交渉権を取得。旗艦物件である「Jタワー」のテナント退去により、前期比11.2％減益、1口当たり分配金は10,700円となる見通し。続く第7期（平成29年2月期）は、前期に計上する原状回復費収入がなくなるため、前期予想比3.7％減益を見込み、1口当たり分配金は10,300円となる見通し。計3物件（約229億円）の優先交渉権を保有しており、早期に資産規模1,000億円を目指す。
