アドバンス・レジデンス投資法人が、住宅1物件を取得し、3物件を売却する。 うち2物件は、サンケイビルと物件入替えとなる。 サンケイビルより取得する物件は、JR山手線神田駅より徒歩5分に位置する、2019年3月竣工、13階建の単身者向けマンション。総戸数39戸。取得額は15.2億円。 一方、同社に売却する物件は、地下鉄京橋駅より徒歩2分に位置する、2005年竣工、15階建の単身者向けマンション。売却額は15.6億円。売却益430百万円が発生する見込み。 また、三重県亀山市及び大阪府豊中市の単身者及びDINKS向けマンションを売却する。レデジィア亀山は法人1社に一括賃貸しているため、将来的な退去リスクを伴う点、レジディア緑地公園は、立地による競争力低下や収益性の低い点を考慮して売却する。2物件の売却額は計19.57億円。物件売却損439百万円が発生するが、上記物件入替えによる売却益と相殺することにより、業績予想の修正はなし。
