アドバンス・レジデンス投資法人が、9月に物件入替えを行う。 取得する物件は、レジディア市ヶ谷Ⅱとレジディア市谷砂土原の2物件。取得額は計60億円。 レジディア市ヶ谷Ⅱは、JR市ヶ谷駅より徒歩4分に位置する、2007年竣工、14階建の単身者向けマンション。総戸数57戸、稼働率は91.3％。 レジディア市谷砂土原は、大江戸線牛込神楽坂駅より徒歩6分に位置する、2008年竣工、5階建のプレミアムタイプのマンション。総戸数28戸、稼働率は92.7％。 一方、売却するレジディア東銀座は、中央区築地にある、2006年竣工の単身者及びDINKS向けのマンション。本物件を含む地域に再開発の予定があることから、売却を決定した。売却額は57.4億円。 物件入替えに伴い、第19期（2020年1月期）業績予想を修正した。 レジディア東銀座の売却益約6億円が寄与し、3月に公表した業績予想に対し9.8％増益を見込むが、売却益を導管性要件に抵触しない範囲で全額内部留保するため、1口当たり分配金は変更なし。
