アドバンス・レジデンス投資法人が、第13期（平成29年1月期）決算を発表した。 第13期は、投資口の追加発行を行い「レジディア三宿」「レジディア千里万博公園」を取得。これによる賃貸収益の増加、また支払利息の減少が寄与し、前期比2.7％増益。第13期より一時差異等調整積立金から毎期335百万円以上を取り崩し分配金に上乗せする。第13期は350百万円を取り崩し、投資口数が3.8％増加するも1口当たり分配金は4,979円と前期を4.3％上回った。 期末のポートフォリオは257物件、資産規模（取得額合計）は4,369億円、有利子負債比率は49.6％。 第14期（平成29年7月期）は「レジディア亀戸」等3物件を取得予定。これによる賃貸収益の増加、支払利息の減少が寄与し、前期比1.7％増益を見込む。一時差異等調整積立金より336百万円を取り崩し、1口当たり分配金は5,049円と前期を1.4％上回る見通し。 第15期（平成30年1月期）は、非繁忙期に伴い営業利益ベースで0.4％減益となるが、支払利息の減少により当期純利益は前期予想と同水準を見込む。一時差異等調整積立金より336百万円を取り崩し、1口当たり分配金は5,049円となる見通し。
