アドバンス・レジデンス投資法人(ADR)がレジデンス13棟を取得する。13棟の取得額は計102億円。ADRが匿名組合出資を行うSPCからの取得であり、優先交渉権を行使したもの。一方、保有するレジデンス1棟を売却する。売却する物件は横浜市港北区にある1969年竣工の学生寮「東京・スチューデントハウス日吉台」。売却先はスポンサーである伊藤忠商事が出資するSPC。売却額は38億円。簿価との差額は約8.5億円となり売却益が発生する。今回の取得及び売却によりポートフォリオ全体の規模は1.6％増の4,299億円となる。これらに伴い第9期（平成27年1月期）業績予想を修正。前回発表後15棟取得による賃貸収益、上記物件売却益が寄与し、前回予想比14.1％増益を見込む。内部留保より38百万円を取り崩し、1口当たり分配金は5,130円となる見通し。なお、第10期（平成27年7月期）業績予想の修正はなし。
