アドバンス・レジデンス投資法人が投資口の追加発行を行う。発行口数は240,000口、オーバーアロットメントによる売出17,694口。これにより発行後の総投資口数は35%増の980,000口となる予定。調達資金は288億円を見込み、新規物件取得、借入金返済、投資法人債償還の資金に充当する。併せてレジデンス6棟を取得する。6棟の取得額は計104億円。これに伴い第1期（平成23年1月期）業績予想を修正した。6棟取得により増収となる一方、当初見込んでいた負債評価差額5,386百万円がなくなることにより負ののれんが減少し当期利益は従来予想比6.7%減益。物件売却損、合併関連費用、投資口発行費等が発生するものの負ののれんによる剰余金を活用し、1口当たり分配金は8,250円と変動はなし。また第2期（平成23年7月期）業績予想を発表。第2期運用期間は通常の6ヶ月間となる。1口当たり分配金は4,500円となる見通し。
