森ヒルズリート投資法人が、第33期（2023年1月期）決算を発表した。 第33期は、「ラフォーレ原宿」底地の共有持分7％を売却した。オフィス及び住宅の稼働率が上昇したが、売却した分の賃貸収入減、水光熱費や運用報酬の増加により、前期比0.6％減益。内部留保の積立額を579百万円と前期より減額し、1口当たり分配金は3,040円と前期より0.3％増となった。 期末のポートフォリオは11物件、資産規模（取得額合計）は4,077億円、有利子負債比率は46.3％。 併せて「ラフォーレ原宿」の底地の共有持分14％を、スポンサーである森ビルに追加売却することを発表した。売却額は58.52億円。7％ずつ2期に分割して売却する。 第34期（2023年7月期）は、1,375百万円の売却益が発生するが、売却した分の賃貸収入減、修繕費や固都税の増加により、前期比0.7％減益を見込む。内部留保の積立額を513百万円に減額し、1口当たり分配金は3,050円となる見通し。 第35期（2024年1月期）は、売却益1,373百万円の売却益が発生するが、売却した分の賃貸収入減、修繕費や固都税の増加により、前期予想比1.3％減益を見込む。内部留保の積立額を411百万円に減額し、1口当たり分配金は3,060円となる見通し。 ラフォーレ原宿の底地を継続的に売却しながら、新規物件の取得を検討し、中長期的には資産規模拡大を図る意向。
