森ヒルズリート投資法人が、第30期（2021年7月期）決算を発表した。 第30期における物件取得はなし。オフィスの期中平均稼働率は98.9％と前期より0.7ポイント低下。前期に取得した虎ノ門ヒルズ森タワー（追加分）の通期稼働や支払利息の減少により、前期比0.1％増益となり、1口当たり分配金は2,913円となった。 期末のポートフォリオは11物件、資産規模（取得額合計）は4,029億円、有利子負債比率は46.0％。 第31期（2022年1月期）は、「虎ノ門ヒルズ森タワー」の持分を追加取得。オフィスの平均稼働率は97.8％へ低下することを想定。新規物件が寄与する一方、「六本木ヒルズ森タワー」のマスターリース契約の賃料減額やその他の物件の減収により、3月に公表した業績予想を下方修正し、前期比1.8％減益を見込む。内部留保より95百万円を取崩し、1口当たり分配金は2,910円と前回予想を維持する見通し。 第32期（2022年7月期）は、オフィスの平均稼働率が97.4％を想定。引き続きオフィスが減収となるが、修繕費や資産運用報酬、支払利息等の減少により、当期利益は前期と同水準を見込む。1口当たり分配金は2,860円となる見通し。
