森ヒルズリート投資法人が、第29期（2021年1月期）決算を発表した。 第29期は、投資口の追加発行を行い、「虎ノ門ヒルズ森タワー」持分を追加取得した。これにより前期比2.6％増益。投資口数が2.2％増加するも、1口当たり分配金（利益超過分配金含む）は2,909円と前期比0.4％増となった。 期末のポートフォリオは11物件、資産規模（取得額合計）は4,029億円、有利子負債比率は45.8％。マーケット全体の空室率が上昇するなか、オフィスの稼働率は99.6％と高水準を維持する。 第30期（2021年7月期）は、物件取得はない前提。前期に取得した物件が通期寄与するが、オフィス及び住宅の減収、修繕費等の増加により営業利益ベースでは前期比0.3％減益を想定。一方、支払利息の減少により、当期利益は前期を僅かに上回り、1口当たり分配金は2,910円となる見通し。 第31期（2022年1月期）は、「虎ノ門ヒルズ森タワー」を追加取得。一方、「六本木ヒルズ森タワー」の一部の契約更新で固定賃料が13.4％減額となる。賃料減額分を新規物件取得で補い、当期利益は前期予想と同水準を見込み、1口当たり分配金は2,910円となる見通し。
