森ヒルズリート投資法人が、第28期（2020年7月期）決算を発表した。 第28期における物件取得はなし。修繕費や管理費が増加する一方、資産運用報酬や支払利息の減少により、前期比0.5％増益、1口当たり分配金は2,898円となった。 期末のポートフォリオは11物件、資産規模（取得額合計）は3,906億円、有利子負債比率は45.7％と前期と変動なし。コロナ禍の影響は、飲食店舗のテナントに一時的に賃料減額を対応したが、業績への影響は限定的。 第29期（2021年1月期）は、投資口の追加発行を行い「虎ノ門ヒルズ森タワー」共有持分17％を追加取得した。これにより前期比2.3％増益を見込む。投資口数が2.2％増加するも、1口当たり分配金は2,900円と前期を僅かに上回る見通し。 第30期（2021年7月期）は、虎ノ門ヒルズ森タワーの通期稼働により、前期予想比0.3％増益を見込み、1口当たり分配金は2,910円となる見通し。 なお、2021年上半期に契約満了を迎える賃料固定マスターリース契約は全て従前と同じ条件で更新することを決定。資産運用会社は、コロナ禍に伴う景気後退局面で短期的にオフィス需要が減退する可能性を指摘するが、ポートフォリオが都心プレミマム物件であることや、全体の65.7％を占める賃料固定マスターリース契約で収益の安定性を確保する方針。
