森ヒルズリート投資法人が、第27期（2020年1月期）決算を発表した。 第27期における物件取得はなし。ラフォーレ原宿の地代増額やオフィスビルの賃料増額、修繕費の減少により、前期比1.2％増益、1口当たり分配金は2,883円となった。 期末のポートフォリオは11物件、資産規模（取得額合計）は3,906億円、有利子負債比率は45.7％と前期と変動なし。 併せて六本木ヒルズ森タワー（28階）の森ビルとの固定賃料マスターリース契約を賃料据え置きで5年間更新することを発表した。 第28期（2020年7月期）は、支払利息や水光熱費の減少により、前期比0.2％増益を見込み、1口当たり分配金は2,890円となる見通し。 第29期（2021年1月期）は、資産運用報酬や修繕費の減少により、前期予想比0.3％増益を見込み、1口当たり分配金は2,900円となる見通し。 なお、全体の64.4％を占める賃料固定のマスターリース契約のうち、約半分が2021年1～3月に契約満了となる。賃料市況の見通しとエンドテナントとの賃料との見合いによって、パススルー型に切替え、又は賃料固定で継続するかを検討する。
