森ヒルズリート投資法人が、第22期（平成29年7月期）決算を発表した。 第22期は「元麻布ヒルズ」を売却。アークヒルズサウスタワーのテナント退去により賃貸収益が減少するが、物件売却益413百万円が寄与し、前期比4.2％増益。物件売却益のうち186百万円を内部留保するも、1口当たり分配金は2,610円と前期を0.2％上回った。 期末のポートフォリオは9物件、資産規模（取得額合計）は3,381億円、有利子負債比率は44.7％。 第23期（平成30年1月期）は、「虎ノ門ヒルズ森タワー」「オランダヒルズ森タワー」の持分を取得。賃貸収益が寄与する一方、前期に売却した物件の売却益がなくなることや、固都税の増加により、前期比2.8％減益を見込む。1口当たり分配金は2,640円と、内部留保を行った前期より1.1％上回る見通し。 併せて「虎ノ門ヒルズ森タワー」「オランダヒルズ森タワー」の持分を来年3月（第24期）に追加取得することを発表した。2物件の取得額は計75億円。これによりポートフォリオ全体の規模は2.1％増の3,600億円となる。 これに伴い第24期（平成30年7月期）は、前期予想比2.3％増益を見込み、1口当たり分配金は2,700円となる見通し。
