森ヒルズリート投資法人が、第19期（平成28年1月期）決算を発表した。第19期は、六本木ヒルズ森タワーを追加取得（取得額は120億円）。後楽森ビルの稼働率が低下する一方、新規取得及びアークヒルズサウスタワーのパススルー型契約変更による収益増加、支払利息の減少等が寄与し、前期比5.7％増益、1口当たり分配金は2,502円となった。期末のポートフォリオは10物件、資産規模（取得額合計）は2,937億円、有利子負債比率は44.5％。第20期（平成28年7月期）は、期初に投資口の追加発行を行い、六本木ヒルズ森タワーを追加取得（取得額は461億円）。これにより前期比12.3％増益を見込む。投資口数が11.5％増加するも、1口当たり分配金は2,520円と前期を0.7％上回る見通し。続く第21期（平成29年1月期）は、前期に取得した物件の通期稼働により、前期予想比2％増益を見込み、1口当たり分配金は2,570円となる見通し。
