森ヒルズリート投資法人が、第18期（平成27年7月期）決算を発表した。第18期における物件取得はなし。固都税の増加等により営業利益ベースでは前期比0.1％減益となるが、支払利息や融資手数料の減少により、前期比2.8％増益、1口当たり分配金は2,367円となった。期末のポートフォリオは10物件、資産規模（取得額計）は2,817億円、有利子負債比率は44.1％。併せて、六本木ヒルズ森タワーの1フロア（28階）をスポンサーである森ビルから追加取得することを発表。これにより本物件の専有面積持分割合は約8.2％となる。これに伴い、第19期（平成28年1月期）は、六本木ヒルズ追加分の賃貸収益の増加、及び支払利息の減少等により、前期比4.4％増益を見込み、1口当たり分配金は2,470円となる見通し。なお、スポンサーとの賃料固定マスターリース契約は現時点でポートフォリオの71.6％を占めるが、中長期的にこの割合を低下させ、パススルー契約の割合を増加していく予定。
