森ヒルズリート投資法人（MHR）がスポンサーの森ビルと物件入替を行う。MHRが取得する物件は、六本木ヒルズ森タワー（専有面積持分比率2.1%）及びアーク森ビル（同比率5.8%）、2棟の取得額は計358.8億円。2棟ともに、森ビルを転貸人とする固定賃料のマスターリース契約を締結する。これによりポートフォリオ全体における固定賃料物件の割合が70.7%となる見込み。一方、MHRが売却する物件は、六本木ヒルズゲートタワー、売却価格359.2億円。簿価との差額は239百万円となり、売却益185百万円が発生する。これに伴い第11期（平成24年1月期）業績予想を発表。前期より物件売却益が減少するため、前期予想比9.3%減収となるが、管理委託費の減少等により3.6%増益、1口当たり分配金は8,500円となる見通し。なお、賃貸市況回復前までは賃料固定比率を高め、回復後はパススルー型を高めていく方針。
