森ヒルズリート投資法人が第8期（平成22年7月期）決算を発表した。第8期は、公募増資により六本木ヒルズ森タワー一部及びアーク森ビル一部を取得。既存物件の賃貸収入減及び投資口発行費用計上等により前期比12%減益、投資口数45%増に伴い、1口当たり分配金は6,577円となった。併せてラフォーレ原宿（底地）の取得、虎ノ門35森ビル及び元麻布ヒルズの一部売却を発表。スポンサーである森ビルと物件入替をする。虎ノ門35森ビルはテナントが平成23年3月末に一括退去予定であること、元麻布ヒルズは利回りが低いことから売却を決定。一方、ラフォーレ原宿底地は、建物所有者である森ビル流通(株)と20年間の定期借地契約を締結し、利回りの向上を図る。これにより第9期（平成23年1月期）は、物件売却益294百万円が寄与し前期比20%増益、1口当たり分配金は7,900円となる見通し。
