森ヒルズリート投資法人が第5期（平成21年1月期）決算を発表した。第5期は2棟取得（うち1棟は追加取得）及びレジデンス1戸を売却した。賃貸収益の増加及び物件売却益により前期比19%増益となる一方、スポンサーである森ビルを割当先とする第三者割当増資に伴い投資口数が22.6%増加、1口当たり分配金は13,688円と前期を3%下回った。第6期（平成21年7月期）は2.3%増収を見込む一方、支払利息の増加等により9.4%減益、1口当たり分配金は12,400円となる見通し。
