MCUBS MidCity投資法人（MMI）が、第28期（2020年6月期）決算を発表した。 第28期における物件取得はなし。コロナ禍の影響に伴い飲食店舗やホテルのテナントを中心に81百万円の賃料減額を実施する一方、前期に取得した物件の通期稼働、既存物件の賃料増額改定が寄与し、前期比7.9％増益。1口当たり分配金は2,049円となった。 期末のポートフォリオは26物件、資産規模（取得額合計）は2,876億円、有利子負債比率は42.1％。 併せて2021年3月1日を効力日とする日本リテールファンド投資法人との合併契約を締結した。投資主総会にて合併が承認されれば、MMIは2021年2月25日に上場廃止となる予定。 これに伴いMMIの最終期となる第29期は2020年7月～2021年2月の8ヶ月間となる。コロナ禍による稼働率の低下、合併関連費用142百万円を想定するが、運用期間が8ヶ月間となるため、前期比19.8％増益を見込む。過去の物件売却に伴う内部留保998百万円を全額取崩し、分配金見合いの合併交付金は1口当たり3,014円（6ヶ月換算2,260円）となる見通し。
