今回は、タカラPAG不動産投資顧問株式会社 代表取締役社長 宰田 哲男氏に業界動向やタカラレーベン不動産投資法人の特徴に関してインタビュー形式でお話をしていただきました。
先ずは直近の資産規模目標としてAUM1,500億円を掲げておりましたが、現状1,316億円となり間近に迫っています。しかしながら、投信や海外投資家などの主たる投資家の投資対象となる為には最低でも時価総額1,000億超は必要であり、その観点からすると資産規模は最低でも2,000億までは拡大しないといけないと考えています。
また、資産規模の拡大は運用の柔軟性を高める効果もありますので、規模拡大は喫緊の課題であると認識しています。
上場当初より巡航分配金3,500円を目標と掲げています。2020年2月期には3,100円まで上昇しましたが、同年発生したコロナの影響や、物件入替を積極的に行ったことで利回りは高いけれどリスクが内在する物件を売却しました。リスクとのオフセットでキャッシュフローの安定した物件を取得してきましたので、その分どうしても利回りが低下し、現状開示では2,600円程度が巡航水準としています。ここから現ポートフォリオでも内部成長等で2,700円～2,800円程度までは上げていくことが可能と考えており、これに適時適切な資金調達に合わせた外部成長を推進することで、少し時間は掛かるかもしれませんが当初目標の3,500円の実現を図りたいと考えています。
