霞ヶ関ホテルリート投資法人（証券コード：401A）が、8月13日、東証REIT市場へ上場する。REITの上場は2021年6月に上場した東海道リート投資法人以来4年ぶりとなる。本投資法人は、多人数向けのホテルを中心に投資するホテル特化型REIT。 スポンサーである霞ヶ関キャピタル（東証プライム上場）は、不動産コンサルティング事業や、開発ファンドを通して物流施設やホテル等の開発事業を行う。 2023年11月に、REITの運用会社となる霞ヶ関リートアドバイザーズを設立した。当初は物流施設REITの組成及び上場を予定していたが、国内宿泊需要が高まっている背景から、ホテルREITの組成及び上場が先行することとなった。 上場時のポートフォリオは国内のホテル15物件、資産規模（取得額合計）は492.1億円、平均築年数は2年、平均鑑定NOI利回りは5.8％。旗艦物件は、沖縄・石垣島にある「seven x seven 石垣」（取得額187億円）。 上場時に投資口285,700口を発行し、調達額275億円を見込む。ブックビルディングは7月29日～8月1日。主幹事証券会社はみずほ証券。
