シノケンリート投資法人が、3月8日東証に上場する（証券コード2996）。 スポンサーであるシノケングループは、1990年創業、投資用不動産販売や賃貸住宅経営を中心に事業展開する不動産会社。2002年にジャスダック上場（証券コード8909）。2018年よりアパートのファンド事業を開始し、2020年に本投資法人を設立、私募で運用を開始し、REIT上場を目指していた。 投資法人の投資対象は、東京23区に限定した住宅とし、スポンサーが開発した低層・低価格帯（3階建以下、賃料6万円以下）の「ミニレジ」から、高層・高価格帯（4階建以上、賃料8万円超）の「レジデンス」まで幅広く組み入れる方針。 上場時のポートフォリオ89物件、資産規模（取得額合計）は300億円。ミニレジ：レジデンスの割合は34％：66％。シングルタイプ（1室当たり30平米未満）が93.2％。賃料固定のマスターリース契約は85.9％。平均築年数は1.6年、平均鑑定NOI利回りは4.4％。 上場時に投資口123,476口の発行、オーバーアロットメントによる売出6,174口を行い、調達額は129億円を見込む。ブックビルディングは2月18日～2月25日。
