大和証券リビング投資法人が、8月に物件入替えを行うことを発表した。 取得する物件は、「N-stage行徳Ⅱ」等、住宅3物件、取得額は計66.2億円。 一方、売却する物件は、「willDo等々力」等、住宅4物件、売却額は計55.82億円。売却益は14.99億円を見込む。 これに伴い業績予想を修正。上記入替えによる売却益を計上し、5月に公表した業績予想に対し25.9％増益を見込む。売却益のうち635百万円を内部留保する一方、一時差異等調整積立金より79百万円を取崩し、1口当たり分配金は2,400円と4.3％増となる見通し。 引き続き今後3年は資産の10％程度の物件入替えを進め、ポートフォリオの質の向上を図るとともに、含み益を実現し分配金の成長を目指す。入替えの3年間の1口当たり分配金は2,400円～2,700円で推移する見通し。
