大和証券リビング投資法人が、住宅1物件を取得、住宅及び有料老人ホーム計17物件を売却を発表した。 取得する「アルファスクエア南6条」は、札幌市中央区にある、2019年竣工、10階建の単身者及びDINKS向けマンション。取得額は16.1億円。売主はアルファコート。 一方、売却する物件は、「パレドール円山」等住宅9物件、有料老人ホーム8物件の計17物件、売却額は計163.68億円。売却先は1物件がアルファコート、その他16物件は非開示。 これらに伴い第35期（2023年9月期）業績予想を修正。第35期は、上記1物件取得と、17物件のうち13物件を売却する。これによる売却益787百万円が寄与し、5月に公表した業績予想に対し15.6％増益を見込む。一時差異等調整積立金より79百万円を取り崩す一方、物件売却益のうち526百万円を内部留保とし、1口当たり分配金は2,230円と1.4％増となる見通し。 なお、残り売却4物件は第36期（2024年3月期）に売却する。売却益が発生する一方、売却代金を活用して物件取得を予定しているため、業績予想は前提条件が確定した段階で改めて公表する。
