大和証券リビング投資法人が、第31期（2021年9月期）決算を発表した。 第31期は「グランカーサ住吉」等、住宅6物件を取得した。これによる賃貸収益が寄与するが、2020年の合併時に取得した物件等の固都税の増加により、前期比0.6％減益。一時差異等調整積立金より171百万円を取崩し、1口当たり分配金は2,160円と前期と同額となった。 期末のポートフォリオは232物件、資産規模（取得額合計）は3,297億円、有利子負債比率は51.3％。 第32期（2022年3月期）は、投資口の追加発行を行い、「グランカーサ新大阪SOUTH」等、6物件を取得し、資産規模は3,430億円となる。新規物件が寄与し、前期比3.8％増益を見込む。一時差異等調整積立金より204百万円を取崩し、投資口数が3.4％増加するも、1口当たり分配金は2,180円と0.9％増となる見通し。仮に2,180円を下回る場合は、内部留保の取崩額を追加し2,180円を維持する方針。 第33期（2022年9月期）は、固定税の増加により営業利益ベースでは前期予想比減益となるが、投資口発行費用の減少により、0.7％増益を見込む。一時差異等調整積立金より171百万円を取崩し、1口当たり分配金は2,180円と前期と同額を想定する。 引き続き中期目標である資産規模4,000億円、1口当たり分配金2,200円（1口当たり利益2,160円）を目指す。
