日本賃貸住宅投資法人が、第27期（2019年9月期）決算を発表した。 第27期は、物件入替えを促進し「グランカーサ北浦和」等4物件を取得する一方、「アークハイム新潟」等10物件を売却した。売却損益差引き143百万円の計上、支払利息や融資手数料の減少が寄与し、前期比6.5％増益。143百万円を内部留保する一方、一時差異等調整積立金より124百万円を取崩し、1口当たり分配金は2,040円と前期比2.5％増となった。 期末のポートフォリオは192物件、資産規模（取得額合計）は2,263億円、有利子負債比率は50.9％。 第28期（2020年3月期）は、「グランカーサ本駒込」を取得。これにより賃貸収入は増加するが、前期の物件売却損益がなくなるため、前期比6.9％減益を見込む。一時差異等調整積立金より147百万円を取崩し、1口当たり分配金は2,000円となる見通し。
