日本賃貸住宅投資法人が、レジデンス1物件を取得、10物件を売却する。 取得する物件は、大阪市営地下鉄南森町駅より徒歩3分に位置する、2019年7月竣工予定、15階建の単身者向けマンション。総戸数57戸。取得額は11.48億円。現在未竣工のため、9月に取得予定。 一方、売却する物件は、「willDo礎町」等、レジデンス10物件。地方都市に所在する小規模又は築年数を経過した物件を売却する。売却額は計45億円。これにより発生する売却益計131百万円は、分配金への影響を考慮しながら、全額又は一部を内部留保するため、業績予想の修正はなし。 なお、物件売却に伴う賃貸収入の減少分は、新規物件取得の他、上記の売却益や内部留保の取崩しによって、分配金の維持を図る予定。
