日本賃貸住宅投資法人が、第24期（平成30年3月期）決算を発表した。 第24期は「サテラ永山」を売却。賃貸収益は増加したが、物件売却益が前期より減少したため、前期比6.9％減益。物件売却益30百万円を内部留保する一方、一時差異等調整積立金より67百万円の取崩し、前期の内部留保より31百万円の取崩しによって、1口当たり分配金は1,967円と前期を2.4％上回った。なお、サテラ永山の売却益30百万円の内部留保は、第25期（平成30年9月期）より4期に均等分割して分配金に上乗せする予定。 期末のポートフォリオは198物件、資産規模（取得額合計）は2,255億円、有利子負債比率は50.9％。 第25期（平成30年9月期）は、前期の物件売却益がなくなることや修繕費の増加等により、前期比2.6％減益を見込む。物件売却益の内部留保より38百万円、一時差異等調整積立金より67百万円を取崩し、1口当たり分配金は1,940円となる見通し。 第26期（平成31年3月期）は、融資関連費用の減少が寄与し、前期予想比0.5％増益を見込む。物件売却益の内部留保より38百万円、一時差異等調整積立金より67百万円を取崩し、1口当たり分配金は1,950円となる見通し。
