日本賃貸住宅投資法人が、第23期（平成29年9月期）決算を発表した。 第23期は「HS梅田EAST」等レジデンス3物件を取得、「アブレスト新大阪」を売却した。営業費用が増加する一方、物件売却益383百万円計上、前期の物件売却損がなくなったこと、融資関連費用の減少等が寄与し、前期比12.1％増益。物件売却益のうち310百万円を内部留保する一方、一時差異等調整積立金の均等償却（毎期67百万円）を開始し、1口当たり分配金は1,920円と前期を1％上回った。 期末のポートフォリオは199物件、資産規模（取得額合計）は2,259億円、有利子負債比率は51.8％。 第24期（平成30年3月期）は、前期の物件売却益がなくなるため、前期比12.2％減益を見込む。物件売却益の内部留保の均等償却31百万円、一時差異等調整積立金の均等償却67百万円を加算するも、1口当たり分配金は1,875円と前期を2.3％下回る見通し。 第25期（平成30年9月期）は、支払利息及び融資関連費用の減少により、前期予想比3％増益を見込む。物件売却益の内部留保及び一時差異等調整積立金の均等償却計98百万円を加算し、1口当たり分配金は1,930円と前期予想を2.9％上回る見通し。 引き続き、資産規模2,500億円、第27期（平成31年9月期）までの2年間で巡航ベースの分配金1,900～2,000円を目指す。
