日本賃貸住宅投資法人が、大阪のレジデンスを売却する。 売却する物件は、大阪市淀川区に位置する、平成8年竣工、10階建のサービスアパートメント。売却額は18億円。簿価との差額は434百万円となり、売却益382百万円が発生する。 これに伴い、第23期（平成29年9月期）業績予想を修正、売却益が寄与し、5月に公表した業績予想に対し、15.5％増益を見込むが、売却益のうち290百万円を内部留保とし、1口当たり分配金は1,920円となる見通し。 第24期（平成30年3月期）は、前期に売却した物件の賃貸収益がなくなるため、前回予想比0.3％減益を見込む。内部留保を取崩し、1口当たり分配金は1,871円となる見通し。 なお、アブレスト新大阪の売却代金は10月に借入金の期限前弁済に充当する。これに伴い、第24期末の有利子負債比率は、第23期末の51.7％から50.7％へ低下する見込み。
