日本賃貸住宅投資法人が、第22期（平成29年3月期）決算を発表した。 第22期は「知事公館前タワーレジデンス」を取得する一方、「willDo新大阪sⅠ」等、5物件を売却。物件売却損が発生するも、新規物件の収益や既存物件の稼働率上昇、支払利息の減少が寄与し、前期比10.6％増益。物件売却損相当額93百万円を内部留保より取り崩し、1口当たり分配金は1,901円と前期を11.8％上回った。 期末のポートフォリオは197物件、資産規模（取得額合計）は2,232億円、有利子負債比率は51.2％。 併せて「HS梅田EAST」等、大阪のレジデンス3物件を6月に取得することを発表。3物件の取得額は計40億円。いずれも今年2月に竣工したばかりの単身者向けマンション。 第23期（平成29年9月期）は、前期の物件売却損がなくなるが、修繕費や原状回復費等の増加により、前期比3.5％減益を見込む。第23期より一時差異等調整積立金の均等償却を開始する。これにより67百万円を取り崩し、1口当たり分配金は1,820円となる見通し。 第24期（平成30年3月期）は、前期に取得した3物件の通期稼働等により、前期予想比2.2％増益を見込む。一時差異等調整積立金より67百万円を取り崩し、1口当たり分配金は1,860円となる見通し。
