日本賃貸住宅投資法人が、レジデンス5物件を売却する。首都圏及び地方都市の10億円以上の物件を取得する一方、運用効率を目的として首都圏以外の5億円以下の物件を売却する方針を継続している。 売却する物件は、北海道、兵庫、大阪のレジデンス計5物件。売却額は計13.57億円。うち2物件が売却益計53百万円、3物件が売却損114百万円が発生し、差引き売却損61百万円の予定。 これに伴い第22期（平成29年3月期）及び第23期（平成29年9月期）業績予想を修正。 第22期は、上記の売却損を計上する一方、稼働率上昇に伴う増収、修繕費や管理費の減少により、11月に公表した業績予想に対し4％増益を見込む。物件売却損を内部留保より取り崩し、1口当たり分配金は1,880円と8％上回る見通し。 第23期は、上記物件売却に伴う賃貸収益の減少により、前回予想比1.1％減益を見込む。第23期より一時差異等調整積立金を毎期均等償却することにより、第23期は67百万円を取り崩し、1口当たり分配金は1,780円となる見通し。
