日本賃貸住宅投資法人が、第21期（平成28年9月期）決算を発表した。 第21期における物件取得はなし。前期に取得した物件が通期寄与する一方、固都税、修繕費、減価償却費等の増加により、前期比3.2％減益。内部留保より52百万円と取り崩すが、1口当たり分配金は1,700円と前期を1.3％下回った。 期末のポートフォリオは201物件、資産規模（取得額合計）は2,202億円、有利子負債比率は51.2％。 第22期（平成29年3月期）は「知事公館前タワーレジデンス」を取得。これによる増収に加え、支払利息や融資関連費用の減少により、前期比4.3％増益を見込み、1口当たり分配金は1,740円となる見通し。 第23期（平成29年9月期）は、前期予想比1.1％増益を見込む。第23期より一時差異等調整積立金を毎期均等償却することにより、第23期は68百万円を取り崩し、1口当たり分配金は1,800円となる見通し。 なお、初めて中期目標を公表した。当面の資産規模目標を2,500億円とし、第22期以降3年間で、1口当たり分配金1,900円～2,000円を目指す。
